Motivation

Motivation falls into one of three basic categories. Which category best describes your motivation? This decision will play a critical part in determining the marketing approach in selling your property.

• I want to sell my property and get top dollar for it. Time is not as important as the getting top dollar.

• I want to sell my property relatively soon for a good price but time and money are of equal importance.

• I need to sell quickly for a fair price.

There are many buyers in the market place. We need to have your property appeal to them both physically and fiscally.

Valuation

We begin with the following:
• CMA (comparative market analysis),
• Property appraisal as is and with needed repairs.
• Home inspection to preempt objections.
• WDO (wood destroying organisms) inspection.

The data from these four reports will allow you and us to realistically view your property in the present day market.

This data will be very important in determining the marketing plan for your property.

Presentation

This part of our “MVP” plan is comprised of two distinct parts:

1. Preparing the property for viewing by the buyer(s)

You and our agent would come up with a checklist of items to be considered in preparing the property to sell for a higher price and/or sell quicker. It would then be determined which of these items were feasible and the order in which to do them.

Based on the property appraisal, any feasible upgrades or additions that would increase the value would be done first.

Curb appeal is a very, very important aspect of property presentation. This should rank very high on the list of property presentation.

If the property were to be occupied while being sold, we would advise you how to make the property more appealing to the potential buyers. If the property were to be vacant, we will assist in staging the property.

2. Marketing your property.

Once the property is ready for viewing we will list the property on MLS. This will place your property in front of not only buyers’ agents but to all prospective buyers on the Internet. We will also have Open Houses to show your property to prospective buyers and agents.

There are a number of buyers who want to buy a home but do not have money for down payment, closing costs, and prepaids. We have various buyers assistance programs to allow a buyer to purchase your property with very little money down.
